Joinery is the manufacture and installation of fitted timber and board elements built to a specific space: reception desks, wardrobes, kitchen units, display systems, wall panelling, doors and fitted storage. In a Dubai fit-out, joinery typically accounts for 10 to 18 percent of an office project and 25 to 40 percent of a retail project, and it is priced between AED 700 and AED 6,000 per square metre of front elevation depending on the board, the finish and the hardware.
Joinery is also where fit-out quality is most visible and where programmes most often slip. A wall is a wall. A misaligned wardrobe door or a laminate edge lifting after six months in a Dubai summer is what a client notices every day.
This guide covers what joinery includes, the materials and hardware used in the UAE, what actually drives the price, and what tends to fail in this climate.
Joinery divides into two categories, and the distinction matters because they are priced and installed differently.
Fixed joinery is built into the structure and does not move. Wardrobes, kitchen units, reception desks, wall panelling, fitted shelving, boxing to conceal services, window seats, door sets and frames.
Loose joinery is manufactured to specification but freestanding. Display plinths, movable counters, credenzas, lockers, some retail gondolas.

If you are planning a project, read this alongside what fit-out work involves, because joinery is one of the packages within a fit-out contract, not a separate trade you appoint independently in most cases.
These four words get used interchangeably and they do not mean the same thing.
Joinery is the making of timber and board components in a workshop, then installing them on site. The word describes the discipline and the product.
Carpentry is structural or first-fix timber work carried out on site: framing, formwork, studwork, roof structures, temporary works. A carpenter works on site; a joiner works in a workshop and installs on site.
Millwork is the North American term for what the UK and UAE call joinery. If a brand’s drawings come from a US design team, the millwork package is the joinery package.
Shopfitting is retail-specific and covers the supply and installation of display fixtures and fittings. It usually includes joinery but also metalwork, glass and proprietary display systems.
In Dubai tender documents you will most often see “joinery works” as the package heading, sometimes “loose and fixed furniture” or “FF&E joinery”.
This is where most joinery decisions are actually made, and where cost differences of two or three times originate.

In the UAE the moisture point is not rain. It is condensation and the humidity cycle. A building runs at 22°C inside while outside sits at 40°C and 70 percent relative humidity. Anywhere warm humid air meets a cooled surface, moisture forms. Standard MDF in a pantry, a vanity unit or a poorly ventilated stockroom will eventually swell at the base.
Specify MR MDF or plywood for anything within a metre of a water source, and insist on sealed edges and bases rather than raw cut board.

For high-traffic commercial work, HPL laminate outperforms most alternatives on cost per year of service. For a villa or a boardroom where appearance leads, veneer or PU lacquer is worth the difference.
The most under-specified item on any joinery quotation, and one of the most common failure points.
If a quotation does not state the edge thickness and bonding method, ask. It is a genuine cost difference and it is where cheap joinery gives itself away first.
Hardware is the part clients never specify and always notice. A wardrobe with beautiful veneer and a cheap runner feels cheap every time it opens.
Hinges. Concealed European hinges dominate. Soft-close is standard on quality work. Look for a stated brand and a cycle rating.
Drawer runners. Ball-bearing full-extension runners are the commercial baseline. Undermount soft-close runners are the premium option. Side-mounted roller runners are the budget option and they sag under load.
Sliding systems. Top-hung sliding gear runs quieter and stays aligned longer than bottom-rolling systems, which collect debris in the track.
Brands used in the UAE. Hettich, Blum, Hafele and Grass are the common specified names. A quotation that says “imported hardware” with no brand should be queried, because the range between the cheapest and the best in that phrase is enormous.
Ironmongery. Handles, locks, catches, shelf supports. Often a separate line, sometimes client-supplied. Confirm which.

Joinery is the longest lead item in most fit-outs. Understanding the sequence explains why.

Total: 5 to 10 weeks for a typical commercial package, longer for large or complex scopes.
Two points that catch clients out.
Shop drawings cannot be produced until the site is measurable. If partitions are not built, dimensions are assumed, and assumed dimensions produce scribing problems on site.
Approval time is client time. A shop drawing sitting on someone’s desk for ten days delays the whole package by ten days. On a mall retail project with a fixed fit-out period, that alone can cost the trading date.

Climate-specific problems that generic joinery advice does not cover.
Base swelling. Standard MDF carcasses sitting directly on a floor that gets mopped will wick water and swell. Specify a sealed plinth or a recessed leg detail, and MR MDF for the bottom panel.
Edge lifting. Hot-melt adhesive edge banding fails when subjected to repeated humidity and temperature cycling. PUR or laser edging costs more and does not lift.
Veneer shrinkage and cracking. Timber veneer over a substrate that was not acclimatised to the building’s internal conditions will move. Material should sit in the conditioned space before installation where the programme allows.
Door misalignment after handover. Buildings settle, and joinery installed before HVAC is running and balanced will move as the internal humidity stabilises. A good contractor returns to adjust during the defects liability period. Confirm that is in the contract.
Termites. Less common in high-rise commercial but a real consideration in villas and ground-floor work. Treated timber and appropriate substrates matter.
Sun bleaching. Direct sunlight through Dubai glazing will fade veneers, laminates and lacquers unevenly. Consider UV film on glazing or specify a finish with a stated lightfastness rating for anything in a sun path.

Joinery is workshop-based manufacture of finished timber components that are then installed. Carpentry is structural timber work carried out on site, such as framing, studwork and formwork. Between AED 700 and AED 9,000 per square metre of front elevation depending on materials and finish. Basic melamine work starts around AED 700 to 1,100. HPL laminate with quality hardware runs AED 1,100 to 1,900. Veneer sits at AED 1,900 to 3,200, and PU lacquer with premium hardware at AED 3,200 to 5,000. A 3-metre fitted wardrobe ranges from AED 9,000 in laminate to AED 35,000 in veneer or lacquer.
Five to ten weeks for a typical commercial package. This covers site survey, shop drawings, approval, procurement, sample approval, workshop production, finishing and installation. Workshop production alone is two to four weeks. Approval time sits with the client, and delays there push the whole package back day for day.
Moisture-resistant MDF or plywood carcassing with HPL laminate or lacquer facing, and 2mm PUR-edged panels. Standard MDF is acceptable for dry bedroom locations but swells if water reaches the core, so it should be avoided near bathrooms, pantries or anywhere condensation forms. Solid timber moves with the humidity cycle and is better used for feature elements than full carcasses.
Ten to eighteen percent of an office fit-out and twenty-five to forty percent of a retail fit-out. Retail carries a higher share because display systems, cash desks and fitting rooms are joinery-intensive. Villa projects are also joinery-heavy because of fitted wardrobes, kitchens and media walls.
Concealed soft-close hinges and ball-bearing or undermount full-extension drawer runners from a named manufacturer. Hettich, Blum, Hafele and Grass are the commonly specified brands in Dubai. Ask for the brand and model in writing, since “imported hardware” covers an enormous range of quality and price.
Usually included. Joinery has to coordinate with partitions, electrical outlets, lighting and MEP, and it is installed within a sequence controlled by the main contractor. Splitting it out creates a coordination gap and makes it unclear who is responsible when a unit does not fit or a power outlet lands behind a fixed panel.
Moisture-resistant MDF, identifiable by its green tint. It is treated with a resin that slows water absorption, making it suitable for pantry carcasses, vanity units and other locations exposed to humidity or occasional water. It is not waterproof and still requires sealed edges and bases.
Joinery is where a fit-out either looks considered or looks rushed, and the difference is decided at specification stage rather than on site. A quotation that names the board, the finish, the edge and the hardware is a quotation you can hold someone to. One that says “bespoke joinery to reception” is a placeholder.
